Finding Buyers

Hi everyone,
I am new to the forum and to Real Estate investment and south florida. What is the best strategy for me to build a home buyer list since I am a rehabber who buy, fix and flip?

I am concern about my properties sitting on the market for too long with my cash tied up in it.

Any advise is much appreciated.

I rely on realtors to find buyers, when selling at full retail.

I use Realtors as well, but I also do my own marketing. Here are some things to consider:

  1. I pay flat fee rather than 3% listing commission
  2. I pay a $500 agent bonus to the selling agent
  3. I pay some closing cost assistance for the new buyer
  4. I market my own houses heavily including a website and a youtube channel. I find the youtube videos work great. I put the link to my website and youtube video inside my craigslist postings and they drive the traffic

My thought process is to reward the people for actually buying the house (i.e. agent bonus and closing cost assistance).

Market locally has really heated up and houses are selling great right now. Best of luck
