Does anyone know of any investor friendly title companies in Dutchess, Ulster, Orange, or Putnam counties in NY state? I have been searching high and low. And people just don’t seem to be interested in my area. Either they don’t know what a wholesaler does, or they have done it for other wholesalers and aren’t interested in working with me because of how badly the other wholesalers treated them. Any help would be greatly appreciated!

I do not have any recommendations for you. I am curious about one thing you said.
You seem to be saying that other wholesalers have messed up the waters by not performing or similar. Do you know this to be the case? If that is the problem is there any way for you to demonstrate that you do not act like the others?
