Fixing the Paper versus Fixing the House

I’ve read that on here that fixing the paper is easier, faster and a lot more profitable than fixing houses.

I understand how it can be easier than fixing and rehabbing houses but how is it more profitable than rehabbing?

l also read that it is advised to start off with fixing the paper versus fixing houses, if one has no contracting experience or just starting out.

From my experience it seems that getting sellers to do sandwich lease options or subject to deals can be very difficult and rare to accomplish. It seems like finding a needle in a haystack. How do you find and get sellers to do these type deals. Enough volume where one can have a profitable six-figure business? Thanks!
