Out of State Wholesaling

I have a lead from a motivated seller. The numbers seem promising however, I’ve never wholesaled an out-of-town property.

Any advice on doing this successfully?

Sure, I’ve done it many times - you need eyes and ears on the ground to check it out. Either a local broker or birddog that you can split your wholesaling fee with. Second, you need the person on the ground to take pics and videos and possibility estimates. Put it under contract, get an inspection, advertise it on Craigslist, and contact the leaders of local REIAs to see if they will spread the word around. If it’s worth it, fly there for the next local REIA meeting with flyers and try and sell your deal. But don’t do any traveling or spend any money until you have it under contract.
