Value of an Office Building with a single Triple Net Lease Tenant

How do you value the Market Value of an OB with a single triple net lease tenant? What are the factors used?

Capitalization rate - take the annual net operating income and divide by the typical cap rate for such a building in your market.

For example, if the NOI is $100k a year, and typical cap rate is 10% then it’s 100/.10 = $1M.

(10% is probably high, but follow the math).
