AZ tenant rights - non working appliances

Hi,

We live in CA but our daughter attends UofA in Tucson. She is renting a room in a house with several other students and the gas oven/stove appliance is not working. It’s been almost three weeks now and the home owner and property manager have not fixed the appliance and will not give us an ETA.

The girls can use the microwave but not having a stove/oven is costing them extra each day for alternative meals. What is our remedy here? We have asked the owner to please discount the rent or give the girls a credit for their inconvenience - he has not responded. Would love to hear any of your suggestions on AZ tenant rights and our next steps on getting this resolved.

Yes. The landlord is required to maintain the appliances. No stove is NOT acceptable:

A. The landlord shall:

  1. Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances, including elevators, supplied or required to be supplied by him.

Your daughter can have someone fix/replace the stove and deduct that from the rent. (The landlord may attempt to evict her for that but should lose in court.) AZ is a landlord friendly state but not to this level. GL.
