Thanks, Ken. Seems like many title companies are getting tempermental over the Land Trusts and further wanting to disclose more info, to the lenders, than they need to.

I need some help.

I do short sales and I have a few options to get it done.

My 1st question is:

When I use a land trust (Yes, I know many feel land trusts are bust - while difficult, they can still work well.), is it wise to provide a title company with a copy of that trust ?
It seems like we have to, but I just want some experienced knowledge, here on this board.

2ND question:
Transactional funding for closing a first half of a dual closing - has anyone had any experience with this ? I’m curious because percentage points seem to be across the board.

I will answer second question.Find a different title company.There must be a title company in your area that will use the proceeds from the second sale to pay for your first purchase.I am in upstate NY and i have several who would be glad to do it for me.I do that occasionally and never have a problem
