Hi everyone, I’m back.

I’m being yelled at, as I type this and I need your help again.

My problem is that I have made no progress even though I’ve spent over $300 on transportation (taxi’s, transit) and still have not a Deal. Our bank statement has arrived and I’ve nothing to show except to look dumb.

When I left this board back in December, I tried to Barter access to transportation.

For example:

“I can make it worth both our time, if you would be willing to provide the transportation. I’m going to option to buy a house and sell that option to an investor, which will net this amount, and I will split it with you.”

Feedback: “That’s illegal!” -and- “That sounds like a scam I heard on TV!” -and- “I have an idea! Why don’t you Teach computers?” -and- “Why don’t you just stop dreaming, and get a job?”

… WHAT IS GOING ON? Am I the only one who can see the forest? (this is not directed towards you guys! my husband, in his loudest voice, is demanding my attention to this bank statement)

I’m so going crazy with frustration. I’ve heard that I am now being called a Deadbeat, behind my back. I can not BELIEVE that no one is interested in making extra dollars… possibly enough to make them decide to quit their jobs.

I’d like it so much if I could escort these individuals to this years convention, and then to the house I plan to purchase (no money down) for myself while watching them turn green with envy.

Anyone out there looking for a partner or willing to take a chance on a “deadbeat”?

Any help at all would be a gracous lift.

Read Lonnie’s article “The Choice Is Yours.” Save it to your computer, print it out, if you want. Memorize the statistics and tell them to yourself everyday. Tell them to people who doubt you.

Another tidbit:

Albert Einstein flunked out of math and was told he would never ammount to anything. He rose above that to become one of the world’s greatest scientists.

You can rise above what other people say to accomplish your goals.

Bring your husband to the AIREO meetings.
2nd Thursday of each month, 7pm at the Embassy Suites in Dallas, I-35 at the Inwood exit. AIREO has been around for 17 years and out of the 100 or so people there each month, about half of them are seasoned investors who are nice enough to talk and share ideas with you. It might be all he needs to give your real estate ideas another chance. If he won’t come then at least you should. You will make a ton of contacts, stay focused, and stay headed in the right direction.

Don’t take any of this the wrong way because it is meant to be constructive.

Maybe you consider getting a part-time job. My wife works part time while going to school, and while we really don’t need her income to survive it allows her to have some extra money for her own personal expenses. In a month’s time she can make $500 or so. You might be able to buy a junker car for $500 and then you would just need income to pay for gas and insurance (all tax deductible I might add). When you do your first deal, you will probably recoup all your expenses and then some.

A bicycle is a good idea also, if you can locate houses within a few mile radius of your home. Shoot, you can go 5 or 6 miles away from your home on a bicycle in probably a half hour or so. Go down to your local sheriff’s office, around here they auction off recovered stolen bicycles for pennies on the dollar.

Keep the faith. The first property I ever bought took me 5 months of continuously making offers to finally get something. The key is persistence.

Yes, your right. It probably is. So you better not get involved with this and leave more deals to be made for me!

Hmmm. Yes honey, I see that. Looks pretty sad, doesn’t it? Maybe you should start thinking about supporting me with this real estate investing so we won’t ever have to worry about that anymore. Besides, I would hate to see you have to put in for overtime or take on a second job when I can go out and get started on building our financial freedom. (now don’t start a fight over this one:))

Sounds like your on the right tract. Keep at it and you will succeed!

Naw, they would never appreciate the convention anyway. It would require using their brain Vs. their back to becoming financially free. Besides, just be patient. Wait until after you got the houses, the bank statements, and then strut your stuff!

Just remember this. When everyone else is telling you to stop dreaming, get a real job, that can’t be done, that will never work, etc. Then that’s a GOOOOOD THING! That means your trying to do something outside of what 90% of the population is doing. Getting up day after day going to the 9-5 job. BOOOOOOOORING! It’s the other 10% that do things differently that succeed while everyone else is sitting around making excuses.

I do understand the frustration that you are talking about.

Here is what apears to be a simple question, but I understand that the answer is difficult.

What do you have to offer?

That isn’t ment to be a slam, it is a real question that will show you how to get where you are wanting to go.

Are there areas of town that you know well?
Are there people that you know that desire a home of thier own?

Always start with what you have, As you see what you have to offer, and you then take the steps to develop relationships, skills, and knowledge, you will find that you have many assets to help you make your life what you desire it to be.

Take what you have, and share it with someone who needs and desires to have what you have, then you will find the ways to get your needs met by meeting the needs of others.

Specifically what types of properties are you looking for?

I admire your desire and willingness to move forward. Most people faced with what you have described would have given up by now.
I don’t know exactly what to recommend in the lines of transportation. Maybe a bicycle, I’m not saying that to be funny but if I had your drive and no one wanted to help me get around I’d find a way. Instead of telling people that you will give them part of the profits or pay them. Make them a partner. Then no one can say that is illegal or a scam. People may be more willing to work with you if they felt they were part of the deal themselves. All to often the human species acts on instant gratification and not what they might get out of something. You may find someone who when reffered to as “partner” will have the instant gratification they need to help you out. Hope this helps.

This creative real estate can’t be done. It’;s illegal and just won’t work.

However yesterday I have purchased a house with 100% owner financing. The sellers called me with the deal.

Friday I am going to get a house for free. $65,000 house in return I give the couple a rent free life estate and pay their property taxes. Big deal.

Also yesterday I got an acceptable offer on a rehab house I have.

Yet they say it can’t be done. If they think it can’t be done it won’t get done.

Seriously considering your idea for my problem “(Bicycle / Partner)” and I think I know where I can borrow a bike; but I don’t know about the Partner thing, I wouldn’t want to put myself through that again with those that I have already asked to help me, but I could start on a new group. People I used to work with, and see if they may be interested in being a partner.

Amy - I am right there with you. The only person that I dare talk to about this stuff is the manager of the mobile home community here. He knows exactly where I am coming from because he plans on doing it too.

I do have a slight glimmer of hope from my older daughter who is suddenly becoming aware (finally) that retirement from the military is looming and she should start learning about money and how it grows instead of just how to spend it. I related to her that I actually had an investor lined up to flip houses to and now I needed to get a contract ready to use. She was in shock! You’re going to buy a house!!! What do you mean - a contract???

I told her I would just tie up the house at the right price and assign the contract right over to my investor for a fee of from 2 to 5k and never take title to the property. I also said - I could take title and do the rehab if needed and then sell it myself at retail for a much bigger profit - but I am not ready for that yet. I need to start with a no money down flip first. (I actually said all this without being interupted.)

There was a silence and she said - You know Chuck and I could do that. He could do all the fixup work himself. Yes - I replied. You would both be great doing this.

Then I gave her the creonline site address to check it out.

I call that making some progress. Now if I can just make my first deal then I will not have to prove anything to anyone or listen to their negative comments.

Is the problem that neither you or your husband has a car or that he won’t let you use the car for your REI??? Isn’t there a used car place around that will get you into something with no money down. They’re all over the place here. I think you do have to have a job tho.
