I think you did things the right way. Usually we do try and talk with the park manager first if possible in order to learn a bit more about the seller’s motivation level. Are they behind on lot rent? Are they about to be evicted? Etc.
Now this is not always possible but you are still in the driver’s seat.
Lonnie has done a good job of protecting us. I use $50 down but $100 is fine. I view the title to make sure that I am dealing with the titled owner. I then get a signed purchase agreement, move out date and give them $50 to seal the deal.
I also ask to put my sign in their window to try and drum up buyers in the meantime.
Now if this guy wants to play games, I have a signed contract from him and only $50 (or $100) at risk in the deal. If he gets froggy, he can either give me the money back or see me in court.
The risk that people take by not educating themselves and protecting themselves is well documented in your post. Plunking down $2400 to someone who I don’t know who is still living in the mobile home is not a safe investment. Let your education, professionalism and experience protect you.
