I do not know of any lenders do 100% on those type of properties. I do know of one lender who will loan a low LTV first and allow the seller to carry the rest. But the rates are not cheap.

I’ve heard rumors of lenders funding 100% ltv on large multi-units(4 to 10 mil) that show great cap rates.
I’m in Las Vegas and there are some very strong properties in this area and I am looking to find a way to get into the market here.
I have good fico, some assets, but not much cash.

For commercial property, I know can do up to 95% for qualified borrower such as has significant networth and expericence. Know a source do short term 5 years with 2 years grace period, interest only loan, LTV 100% , Rate Libor +0.75%, But it loans on guarantee instruments. Borrower should have the ability to obtain a guarantee instruments. All for large size commercial property from $1M and up.
