I’m pretty sure that the entity on the sale and purchase have to be the same on a 1031. After you close, you could probably change the way you have title.

i am selling a couple of properties that are held in my name and wife’s name and i’m going to use them for a 1031 exchange. i will hold the new property as an LLC (single party). does anyone know if i can exchange directly from tenancy in common ownership to an LLC without jeopardizing the tax advantages of the 1031 exchange?
