1031 Property Exchanges-Huh? HELP! - Posted by Tom Coffman

I have been developing a portfolio with a partner for the past two months here in SC and have repeatedly come across the “1031 Exchange” term. Does anyone have any info on this, whether details or maybe just a document or website I need to review. Would like to know as much as I can cram in my little brain. Please let me know! Thanks!

Tom

One thing I discussed in class while finishing a degree was the fact that the tax deferment is as good as a 30+% investment. For example, if I sell an apartment complex (I pay 30+% taxes to Uncle Sam). However, If I trade for a similar priced deal say a McDonalds then I get to keep the 30+% as an equity investment instead of paying taxes…
This is all I know and understand about it. I plan on calling the numbers listed and do additional research. I have tons of spreadsheets to analyse the big deals and hope to specialize in this area. Fell free to keep my email perhaps I can consult some day…
