I have never bought a 16X80, and yet I know they are popular. Anyone have any experience on how much that popularity translates into buyers making higher payments?
Or are they just wanting to pay longer?

I have “Lonnied” a couple of 16x80’s. They’ve been around since the early ‘80’s so you can sometimes find them cheap. I bought one for $1k (tough to move from private lot). The move cost me $1500, which is high around here. I put another $2500 in it. I got $3k down and a $12k note for 6 years. The other I got for $3k and had a total of $5k in it as well after move and fixup. I got $5k down and a note for $11k for 5 years.
As a park owner (older park), I am limited as to the number of 80 footers, 14 or 16, I can fit on my lots. Also the larger homes usually mean bigger families, more noise, more traffic, more trash etc… My preference is 14 and 16 wide by 60’ to 70’. You can buy them, move them, carpet them, and resell quickly to smaller families. Less profit but less cost and trouble and shorter payout.
16x 80’s are very popular with folks who want to put them on private land. They want the biggest they can get short of a doublewide. Therefore, the best deals on 16x80’s in my area are usually found out in the country, not in parks, and are usually “must be moved”. Again the “motivated seller”.

and they fetch top dollar in FL. Bid on 2, 1996 fleetwood and 1999 Redmond in Jville, FL for 14.5k. winning bid was 21k for the pair. 16X80 3/2 will rent for the same as a small d/w and competition is fierce. I’ve got to where I don’t even persue them much anymore! As an aside, in FL you need two escort cars toting a 16 footer on the road and this drives transpo costs up! hope you have better luck than I have had securing them. BTW I had the Redmond pre sold for 10.2k if i had gotten the bid, to a MHP Owner!

Thank you, that is very insightfull. If you are from Arkansas,we may not be to far from each other, since I am from southern missouri. I camp within 10 miles of the shared state line every summer. I have looked at mobiles as far south as 30 miles from the line.
This particular home can stay in the park it is in and I know the park owner. IF he isn’t bidding, which he usually doesn’t, he will let me know of any damage, etc. He knows I am good for back lot rent(unless I can cut a deal with him). He has watched this set for 7 months smack in the front of his park, very first home. It is a '94 that has seen little mainentance. The bank has taken 7 months to get it out of court because the buyer had been the PM and had ran off with the owners rent of 1 month!
