Though my response may sound facetious, it isn’t meant to be… but the question as presented, in my view, is best answered by simply stating “I would find real estate that had a cash flow, and that also would allow me to own or control it for $180,000 - then I would purchase it, or take control of it!”. Somehow, I am sure you won’t find that to be a very helpful answer though!
So, to my way of thinking, several things you’ll want to consider here…

As part of the very purpose of this site, there are countless such discussions already in place, and related discussions that also result in the same journey. Though couched in discussion related to “Note Investing”, “Investing in Notes”, “Buying Notes”, “How to Invest In Notes” and similar topical references, the overall tips and suggestions offered in response are fairly universal in application. Only difference might be dollar amount being invested.

Lack of context. This is another frequent topical discussion, and has been explored very fully. To have any real value at all, any such discussion must inherently be had in some context… much of which revolves around:
a. the actual investor’s existing knowledge and experience with regard to investing in general, and to some degree, investing in a particular vehicle;
b. the investor’s short term and long term objectives; the investor’s current financial circumstances, credit rating, and borrowing power; the investor’s tolerance to risk aversion; and the investor’s preferences.
