1st Commercial property purchase

I am in the process of completing research to acquire a commercial property for a growing business. I’m new at the Commercial Real Estate game. That said, I’d like some advice on the most important elements to consider when doing these types of transactions with no money down. I’ve been researching Master Lease Agreements. Are there any other creative financing options that can be considered? What are the risks and what’s the best way to mitigate risk?
