1st larger project - seeking advice on numbers

Hey everyone,

I am looking at taking that next step in my investing career by jumping into the apartment building investing world.

I started doing lonnie deals in 2007, after aprox. 30+ mobile homes, and countless learning the hard way, lessons, I started investing in small businesses and single family homes with basement suites.

I am now looking at purchasing a 24 unit apartment complex and am playing with a few ideas on how to structure the deal.
I would love to get feedback or even a discussion going regarding different ways to structure a deal.

yearly rent =$160,500

property tax =$11,000
city utilities = $2500
insurance = $4000
mgmt = $12000
vacancy =16,050. (10% of revenue,market vacancy is 3.9%)
maintenance = $5000
safety = $8025(5% of revenue)
total = 62,575

any other expenses I should factor into this equation that Im over looking please let me know

This leave a NOI = $97,925

I have $100,000 saved up to invest
I was looking at structuring the deal as follows

down payment $50,000 cash
traditional finance $840k , 6% interest, 25 yr amort = $64,800yr
seller financed $310k, 3% interest, 15 yr amort = $26,400yr

cash profit per year = $6725

I dont need this property to be a large cash flow positive operation, but it definitely cannot loose cash.
The condition of the building is excellent, no deferred maintenance
Seller is willing to work with above terms, is there a better way to structure deal?
