I will be purchasing my first lonnie deal on monday. I will have a few weeks to gather the paperwork for the sale. I have “deals on wheels” and would like to make sure I cover all my bases to complete a legal deal and structure the deal properly. The list I have come up with is as follows.
-Purchase Agreement
-Note (if applicable) what do I use for this.
-Title work transfered in the purchasers name but I will be the lien holder and retain in my possession until lien is satisfied.
-Amortization schedule
-Smoke detector verification.
I realize the requirements will vary from state to state but I would like to know if perhaps I have overlooked something of importance.
