I have a motivated seller but am a little confused. The 2nd filed a NOD one week before the 1st filed their NOD. Does this affect who gets paid first or is the 2nd trying to protect themselves. In this case the 2nd is for 48K and the 1st is 109K. He is in arrears for a total of about 10K. The property is worth 205K-210K. Is this a situation where the 2nd would be willing to negotiate? The house does need some repairs but it is all cosmetic.
