If your credit is too bad to get a mortgage you can still buy with a partner who has good credit,or use owner financing. This is spelled out in the Sheets course.

The most important thing in real estate investing is good credit. Learn to plan ahead, live up to your obligations and never promise what you can’t fulfill.If you work on this, you will have all the credit you need.

Your plan is modest and practical.

I have never bought RE before but I was thinking of getting a 4-plex I bought the C.Sheets course about 2 years ago but never started studying it until just recently I have a good job but questionable credit just would like some avenues on what kind of finiancing would work for me I would probably live in one of the units
