Well, its been a great week. What with the tenants who don’t pay; the contractors who don’t show; the buyer who can’t qualify … and on and on it goes. Normal.

So, yesterday I get a call from my number one realtor. He has a house for me to look at. I will finish my lunch and I will meet you at the property.

It is a beautiful candidate for a rehab. Three bedrooms up; two bedroom suite down and a double garage. And as Ron Legrand would say “I love the smell of cat urine in the morning”. This place had newspapers from 20 years ago; old magazines; dirt, garbage,and two dogs that were minus their olfactory senses or they would have long since moved out.

I was able to buy right. I called a friend who was looking for just such a property and flipped the deal to him for $8,000.00. And he still got in 20,000 under market. It took me an hour from the phone call to complete that little peice of business.

Sometimes, we can amaze ourselves in this business !
