As long as the appraisal will come in with that amount and with comparables close by…there shouldn’t be a problem getting 1 loan at 85-90%. What state are you in?

On Jumbo pricing this is doable. 80/10 might be the easier fit. Being a duplext might cause some issues but if everything else lines up and no other issues (appraisal being strong) then this looks like a doable deal to me.
