Paul: when the recorded owner is a trust, use the address that the county tax collector uses. It’s either the home address of one more of the beneficiaries or it’s the address of their accountant or attorney handling the trust. When the owner has passed away and it’s in an estate, the same would be true. You can also use reverse look-ups for the mailing addresses to find names and phone numbers.

I don’t have any trouble finding vacant properties with equity but I am having trouble finding the owners. Anyone have any suggestions on how to find them?

Go to the county records and find out who owns the property, then call people with the same last name in the area and tell them you are trying to find so and so because you are interested in buying their property for cash. Tell them that you are just shooting in the dark- and they have the same last name, soooo. Also, if the property taxes are being paid- find out who is paying them. I’ve personally never had to do any of this, but this is what I would try.

That was an excellent article. But, it did leave out the part when:

  1. the property is in a trust.
  2. the property owner passed away and it’s in an estate now. How can you find out who to talk to then (of course, going thru all the listed criterias in that post)?
