I’ve used Peachtree DOS version since 1983. I guess when you find something that works you stick with it. You can set up departmental income/expense statements for each property. Then all props are total to a summary statement. You can separate flip props for Sch C and Rentals for Sch E using the departmental concept. Works great.

I have a friend / associate who swears by Peachtree for our other biz activities, but I am not sure if it is (1) overkill or (2) not flexible enough for "non accountants to use for our REI (which includes buy and hold, buy-rehab-hold, flip, buy and sell (holding paper or not), and eventually will include paper as well.
I know this has been addressed before … no time like the present to do it again! End of the year it coming on horseback!
