I don’t know what state your in and it would depend on state law if it’s legal, the word broker to me relates to licensed and regulated in most professions and personally would not use the word broker and real estate in the same sentence unless I was licensed, but sense I doubt what you propose is regulated you could probably get away with it? but consultant sounds much safer

I would charge my clients a broker’s commission, consultant fee, or finder’s fee. NO upfront fee, and no charge to the accounting or law firm.
