If youre selling homes in which you have a signed contract that states that you have the right to buy…then you are not acting as an agent because you can assign your right in a property to anyone.

However if youre selling & negotiating for someone else without having the right to a property or properties… then you are indeed acting as an agent…

if i have a website where I list the properties that I currently have for sale, and on the available properties page, I have a for that people can fill out(name and email) to be alerted whenenver I add a new property, does this approach acting as an agent?

No that would not serve as acting as an agent you are permitted to sell your own houses, but you can not sell other proerties or negotiate over price or other aspects of the offer.
