I’m just getting started in this business so I wanted to run a test ad for my area… The ad I submitted read:

We buy, sell, and finance used mobile homes
Call-000-0000

The paper I submitted it to (via email) replied wanting to know what financial institution I’m affiliated with! (none)
They then stated that this institution must be approved by them.

What should I do? Any advice is appriciated!

Simply explain that you “Owner Finance” the homes.

Advertising as a Lender or appearing as such can cause the kind of questions you encountered.

Just re-word the add to the papers standards.

For what it is worth, if you are running test ads, target a specific, such as the buyer or the seller in the ad but not both at the same time.

Tweaking even one word in an ad copy can alter the response so be flexible.

The type of ad you were running is the kind of ad you may want to keep running or place on business cards and signs once you are in business. A generic ad like that appeals to all sides but does not target specifics like you need in a “test ad.”
