Note buyers are looking for 10% downpayment,decent credit, stable employment and on a duplex, make sure that it will be owner occupied.

Can the experts please critique this ad that I am about to place in the paper:

No Banks! Owner Will Finance! Excellent Cash Flow! 2Family, 80 West Street, $40K, $4K dwn, $550 a month. Call -*.

Since I am advertising Owner will Finance and No Banks, I would like to sell the note at closing. Is there anyone out there who may be interested in buying the note. The house has been appraised for $55K. If interested please e-mail me
and let me know the steps that I would need to take. I do have 1003 loan applications for the buyers to fill out.

With great terms you could even get more than appraised value. With terms YOU set the value (within reason). Also suggest don’t state Down required, let them tell you how much they have, then talk turkey…

If you are offering such easy terms, why are you giving such a discount (80% of appraised value) also?
