Dear Bill,
Put “Rent-To_own” in front of what you’ve already got. You’ll get a ton more calls. Yes, I know you want to cash out. Just tell them that if they have a pre-approval from a lender, give you their full down payment (required by the lender) up front, and have the loan being processed, then they can rent the house until it closes.
You’ll get a LOT more calls, AND you will cash out of your property faster.
I have a couple houses for sale…and last week started running this ad in the local paper:
Beautiful 3 bedroom, 1.5 bath house, recently renovated, new windows, new ceiling fans, hardwood floors, maintenace free exterior, front and back porchs, new kitchen, 100% financing available, call…
And yes, in 7 days, I got zero phones calls…that’s right, none.
Yesterday, I changed the ad to this:
Why rent when you can buy for under $460/month? 3 bedroom, 1.5 bath, new kitchen, hardwood floors, call…
I got the monthly figure from the mortage broker I usually work with…the ad started today and I’ve had five calls so far. I don’t know if any will buy…but I know for sure that if they don’t call, they won’t.
Hope this helps some of those out there who are trying to sell…
