Congratulations on your lastest deal. I would be curious to know where you are located. I am in an area where I’ll be lucky to get anything under 9K. It’s great to hear that deals get in done with these higher numbers. The Lonnie books really sold me on Lonnie deals, so now I have to get over it and do some Kristine deals. Two weeks ago, I called on an ad for a 14’X80’ 3 bedroom 2 bath selling for $7250. The guy was ready to sell right then. However, he wasn’t willing to come down on his price. I told him I wouldn’t pay more than $4000. But I was ready to go to $6000. The next day we agreed on $6000. He owns the 1/2 acre it sets on and he agreed to lease it to me for $90 per month for 48 months. After some thorough lot cleaning, I sold the home for $9500 with $800 down and 48 payments of $239.93 plus $115.00 per month lot rent. I reckon the yield is “good enough”
