got sheets program about 18 months ago. find it fascinating but have done nothing yet.
hard to find single family homes in the bay area which can be rented with positive cash flow.
forces one to consider multi-dwellings. still can’t say i understand the info enough to get off the dime, but i would like to because i think real estate has more tax advantages than other forms of investing.

I took the Sheets course several years ago, and live in the bay area. We own many, many properties, but, contrary to the advice of Carlton Sheets, none are within 5 miles of my home. If you are going to live in the bay area, you had better be willing to travel to do your investing. We are heavily invested in several other states and do very well, but if I had to depend on local investing to make a buck, I’d starve.
