I would not advise buying a 12’ wide here in central NY unless you use an option to purchase.
14’ wide are what I would recommend.

I would appreciate hearing from anyone doing deals in upstate New York. I’m looking for some advice. Have found what I think may be a good deal. Seller wants $3500 all cash. It’s a 30 year old 2bd./1ba. 12x65. Local investors say the market is soft in our area and a quick turn around may not happen. I’m going to run a test ad to check the response. How is the market in the rest of NY?
