Anyone know of a broker that could help me get 100% financing. My credit score the last I saw is 645 but I have high income to debt.

If for your personal residence, you might be able to go FHA, 3% seller contribution to closing costs, and use a grant program for another 3%. You have to find a property that can be appraised this difference above the list price, or ‘negotiate’ to make it happen. Close the first week of the month. You could be out maybe $1k-$1.5k total for Earnest Money, Inspection, Appraisal, and Cash at the closing table using a 97% type program. Any broker can help you get the above scenario.
As an agent, I have helped negotiate a deal for a buyer where they made the offer ($500 EM), had an inspection 2 weeks later ($250), had an appraisal 45 days later ($400), closed a couple of weeks later ($400). About $1,500 total spread out over the 2 months until closing.
I know you wanted 100%, but if you have some cash available, your score can get you a 97% as long as you can qualify based on that debt ratio.

Read alittle further down, there was this guy who said that he got 100% financing.
