Might have an opportunity to purchase 1.5acres extremely close to a major international airport for a SWEETHEART of a price…but it’s failed an initial perc test. It’s also .25 miles from a sewer main.

I’ve heard from confessed non-experts that it might be able to pass if it’s retested in a different spot…if it fails then, I was told I might be able to put in a sand septic tank…

Any thoughts on the perc situation, and possible uses for the land should it fail perc testing again?

You state that it is 1/4 mile to the sanitary sewer… that is not all that far; 1320 ft. One could put in a forced main system with a pump for under 50K, or there abouts… So if it increased the value like 5 to 10 times, you could have something that way… Not recommending that you have this installed, unless you are experienced with this sort of thing, which it sounds like you are not. But there is a difference of having something engineered, (drawings, blueprints and approved by the State and County), ready to build, versus actually installing the improvements. Many companies or end users can do that part, once it is approved for installation.

Gravity sewer for that distance could run 100K to 150K, but you may be able to sell tickets for others on the way… (charge other land owners who have access to the sewer, a portion of the improvement and build costs). Each area works this differently.

Check and see what the requirement is for putting in a septic system. Have run into the situation where they require at least 3 acres in order to put in a septic system.

Best bet might be U-Store-It type of place. Is it in the flight path of the airport?

I’d do lots of checking…land around international airports is not cheap…there may well be a reason it is for sale at this SWEETHEART of a price.

You want to make friends in the local health dept. to get the
straight scoop. In 2005 I bought 7 partially timbered lots that
didn’t perk & one that did, had them surveyed as a single 11+
acre parcel. Named it Twelve Oaks Estate, & marketed it as horse
property. Spent not a penny on improvements. Darn near
quintupled my $$$ in a few months.

My brother in law paid cash ($7000) for a lot that wasn’t build able. He had a pole barn setup with basic utilities (elec.) and some gravel put down. I want to say his total cost was about $13K. The unit rents for $450/mo. He should recoup his initial investment within 3 yrs. I haven’t worked out the ROI, but sounds pretty good if you ask me.

I love re-marketing strategies but have never thought to name anything
before. Great idea. Of course I’d have to buy something for which the
word estate would not be a stretch. I don’t think that 7000 sq. ft parcel in
the desert counts. But maybe 10 of them together… Here it would be
named Big Sky Ranch. Seriously, thanks for sharing the good idea.

everything, sometimes even parts of property–Twelve Oaks
Estate included Hidden Meadow, which was a truly magical place
tucked into the encompassing forestland.
