So… why they are to be sold, they should not be confused as being ARC Communities, until verified otherwise.

Howard gave you a very good response, so I’m not sure if you found what you needed there or meant something else.
They usually put out a pdf flyer/summary… that tells about the sale (like a handout)… I have a copy of it, but it’s not something I can post.
It should be up on their site, if not now then shortly… they also have the parks listed on Loopnet with the same basic info.

I participated in a Sheldon Good ARC auction last year. I actually bid on 3 parks (2 in TX, 1 in SC) after visiting them. The final bids were WAY above what we felt was FMV with cap rates in the 5-6s. I recall that the bidding info package was about $ 150-175 per park. We bid by telephone and that cost about $ 250 to set up. A 10% (of the suggested opening bid) refundable deposit was required to be submitted to their escrow account prior to bids. They also had one or two days that the park could be visited with a representative of Sheldon Good on site. The bidding packet was available at that time. We chose to visit at other times so I don’t know if the bidding packet info can be reviewed on site for free. I hope this helps.

Strangly enough… all of these parks are averaging about 60% occupancy.
