I have posted a message recently and received some great replies so I wanted to try another one. I am a beginner and haven’t made one offer yet. I’ve done a lot of reading and studying courses by gurus. I wanted opinions on Lease Purchase Options. Leasing and then subleting seems to be a no-brainer for a beginner from what I have read. It seems relatively low risk and simple to put together. Is this a great way for me to get my foot in the door or is there a catch that I’m not aware of?

the catch, imho, is when they dont pay! then you have to go thru all the steps to rectify the situation. then you find out the trashed the joint, and your 3000 down payment doesnt look so sweet.
BUT, there’s a downside to everything, right? I think Lease option’s can be beneficial if structured properly, and of course, if you find a good buyer
