2 things that can get in the way:

  1. time, you need time to get these deals done. My experience even with seasoned investors is that they don’t like to be rushed. Make sure you get enough time to market the property and still give the buyer sufficient time to do the deal without being rushed. I have had some investors move VERY QUICKLY but that was for some incredible deals.
  2. Make sure your buyers are real and qualified to buy. If they are just trying to flip your property and have no intentions of settling you could be in trouble. A good way to address this is to get your entire assignment fee up front.

can anybody who have done these deals (no rehab, just assigning contracts) tell me what problems you have encountered?

any books related to this especific type of REI?
what did you learn from doing these type of deals?

what is crucial to know about doing these type of REI?
