I have lease/purchase contracts (3yrs) on a house that I wish to assign to a tennant/buyer. Yes, the contract I signed allows me to do so. The quesiton is…how?? What verbage do I use??

if your going to find a tennant buyer, why not do a rent to own and create a spread for yourself, there would be 3 profit centers, one is the upfront option consideration, 2 is the monthly cash flow, and 3 when they cash out on the back end.
