As for whether or not to use a lawyer to do your closings, that depends on your state. Some states require lawyers to do the close. Some don’t.

As for the clauses in your purchase/sale agmt., if you’re new, I would have someone look over them. There might be something you missed or could add. It doesnt necessarily have to be an attny. though, but a good real estate attny. would be your best source. Next best would be a real estate agent.

Is it necessary to use a lawyer if you are planning on using title companies for your closings? Also if you know how to structure the contract with all the necessary clauses is it necessary to use a lawyer?

I believe that in NY you must use an attorney to close the deal. Check with your attorney or title company or if you can’t find the answer I will ask my attorney.
