You haven’t provided near enough information to make a conclusive judgement, but given what you have provided with regard to credit and assets, I’d say it most likely is time to move on.

I have a potential seller of a business note on a business that has huge cash flow of about 1MM, on a 200k note. The only problem is the business owner has terrible credit low 500s and the business has less than 20k in assets.

Can something be done with this or shall I just move on?

The details are this

200k @ 10%
6 months payments on time
balloon in 4 years.

But like you said, I think it would be very hard to shop and sell this note.
