Ron,
I have a “Sellers hotline” that is only voicemail as well.
My message is simple, and only asks for some basic info.
Here is what I say:
“Hello, my name is Jim, and I buy homes in any area, any price range and any condition. Please leave your name, your number and a good time to call you back, and the property address to be sold and we will call you back within 24 hours.”

This way I get there name, number, a good time to call them, when they can talk to me, and the home location.
Now I can do some prelim work on the house, find out its area, what price ranges are there, and some other info, and then call the seller ready to speak on my terms, with me in control.

It seems to work just fine.
I also have caller I.D. to see if they are calling from the home or not.
Many times, if they are calling from a cellular phone, they saw one of my signs, and were thinkng already about selling the home.
This is a good sign of possible motivation.

I am going to be putting up my first bandit signs tomorrow and would appreciate some feed back. The phone number on my sign will go to one of my voice mails and I would like to know what I should have as a message they will hear when they call.

Any suggestions would be greatly appreciated.Thanks in advance!!
