A rental given your circumstances doesn’t sound like the right place to start. Why not start by educating yourself…read the How To Artcles…all of them. Then think about perhaps lease/options or wholesaling to build some cash for yourself.

I have been researching real estate inversting for several months now. I have been putting it off, thinking I would get into it after my husband and I pay off our debts and have some savings. I have begun to wonder, though, if I could get into investing now- I have no down payment- and mininal income to draw from. I was thinking of buying a property in a nearby college town to rent out. Is this something I could get into now- using the income to reduce debts and increase savings- or should I wait? Any input would be appreciated! Thank you! Jen
