Better Local Club - Posted by Connie Walsh

Hi everyone:
We have a local club and we are looking to get better at running it and we are
looking for suggestions for it. We currently do the following:
-membership $60/person $90/partnership per year
-meetings once a month in a paid facility
-no paid speakers generally we have lawyers and accountants and the sherriff
and other people that impact real estate investors
-we have a monthly book review
Any suggestions besides the three that I’ve mentioned that we don’t have?

I agree with Dutch about dues… A new member for us is 175. and renewal is 125.
For a one-time additional fee of 65., a member can be part of a 8 series rotating Jump start classes every week. Topics include how to use a financial calculator, closings, rentals, financing, how to find deals, tax certificates, appraisals and so on.
Another feature a club member has is the ability to have a discounted rate on real estate ads through the club contact in the local newspaper. A normal ad you must pay for a minimum of 4 days, but if you are a member, you can place an ad for 1 day or weeks.
HTH,
Scott

Why DON’T you:
have a back table for business cards or flyers?
have a lot of exchanging of business cards?
Do you have a library of materials that MEMBERS can check out (giving value to membership rather than just showing up)?
Do you charge higher prices for attending than for annual membership?
With that many members, why DON’T you have guru speakers?
Your annual dues seem pretty cheap. Do you not bring value to the membership? We pay $200 a year here in Oklahoma City, and I feel its a true bargain. I’ve bought more houses in the past year from other investors than from my marketing efforts. And build some very valuable contacts and alliances, and learned more than I could ever have on my own. And I feel I have contributed to the success of others as well.
Thats what REI clubs are all about.
