In my humble opinion, I would consider your cash situation. If you need fast cash, “flip” the contract. If you can wait 2 months for a lot more money, buy it and sell retail. You stand to make at least 30K. A no brainer as far as I am concerned!
I have a condo under contract, for 100,000.
