I suspect most of us use Lonnie’s example in his book or an adaptation of it but let me clarify something.
You want a purchase contract but you also should be receiving the title (in most states it seems that mobile homes are registered like cars through the Division of Motor Vehicles).
If your state uses titles then you do not want to resort to a bill of sale.
In some states the UCC filings are used to secure the liens against the homes but again, please be sure you are getting full documentation of transfer of ownership.
