Steve you mentioned in your course that when you started out you would go out and look at dozens of homes per day. Whenever you found a home that you could buy cheaply. You took it to your investor. As a bird dogger, how were determining if you could buy it cheaply. Was this based on comps, conversation with the seller or a combination of both.

Not Steve, or any of the Ron’s but…
Here is what I do and what I tell people bringing me deals:

  1. If you just bring me a house and say that they are selling,it’s vacant etc… and I do the leg work from there, I will give you $500 when I buy it.

  2. If you get it under contract and want to assign the contraxt or your position, then you have done the legwork. I will verify the info you have, the condition of the house, comps etc… and make an offer.

Or you may just tell me you want $xxxx amount. If after I do my due dillegence I think that is OK then the flip is on.
