Bird Dogging question for Steve - Posted by Ron(MD)
Posted by Ron(MD) on February 24, 2002 at 12:32:32:
Steve you mentioned in your course that when you started out you would go out and look at dozens of homes per day. Whenever you found a home that you could buy cheaply. You took it to your investor. As a bird dogger, how were determining if you could buy it cheaply. Was this based on comps, conversation with the seller or a combination of both.
Thanks,
Ron(MD)

Not Steve, or any of the Ron’s but…
Here is what I do and what I tell people bringing me deals:
If you just bring me a house and say that they are selling,it’s vacant etc… and I do the leg work from there, I will give you $500 when I buy it.
If you get it under contract and want to assign the contraxt or your position, then you have done the legwork. I will verify the info you have, the condition of the house, comps etc… and make an offer.
Or you may just tell me you want $xxxx amount. If after I do my due dillegence I think that is OK then the flip is on.
Does that help?

Ron,
I post here on a pretty regular basis and use the same name (i.e., Ron (MD)).
You will help avoid confusion is you choose a different screen name. (You don’t want to be blamed for some of the cranky things I say here from time to time.)
Welcome to CREOnline.

I can tell you guys apart.
He is Ron(MD) and you are Ron (MD).
You use the space after your name. How could that be confusing?

Ron,
I’ll never forget the time I had a debate with a guy claiming to be me and using the same name and nearly identical email address. HR responding to HR, in battle. Wierd. You sure you’re not having a schitzo moment? LOL.
