Usually “bird dogs” get paid by producing the address and other pertinent info of a potential property for you to purchase. They should only get paid if you actually close the deal. Otherwise you could end up paying dearly for bad leads.

Joe Kaiser has a detailed chapter and an agreement concerning bird dogs in his Abandonned Properties course.
