It’s unlikely that you will find a home to L/O, much less a DEAL, through a realtor. In most cases the ‘connections’ the typical realtor might have would be completely useless for what you want.

OPTIONS are usually not mentioned in DOS clauses, but LEASES are. However, how many people have you heard of that had their loan called due for renting their house out? I’m guessing ZERO. That should give you an indiction as to how serious of a problem the DOS is.

Hello,I posted below under “I want a house” if anyone would like the background here, but in a nutshell, my question is: 1) Do I/should I go through a realtor if I’m looking to get into a home on a lease purchase deal? How would the realtor get commission? (just thinking they would have many more connections…)

  1. Does a lease purchase necessrily trigger a due on sale clause? If so, how would this ever work? Thank you.
