I have an opportunity to make an offer on a burned 2br/2ba house that was bringing a lease of 700.00 per month and the owner says to make her an offer. Houses in the neighborhood have sold for 66,700-78,000. I have never done a rehab so what type of offer should I make. She says a lady is bringing her an offer tonight so I would like to make one first if I know how to do so.

If you have never done a rehab I’d be careful starting with something thats been damaged by fire. Run of the mill damage is one thing, but fire has a way of damaging things in a way that may not be apparent unless you have experience checking these things out. On the other hand, if you buy it cheap enough, it may be good experience fixing it up! Try posting this question in the main forum, you will probably find someone with specific experience that could help you with this.
