We have found a business owner who has a large amount of money that he wants to invest in residential RE. I’m looking for suggestions as to what would be the the best way to use his money for investments? We were looking into residential rehabs, and quick turn single family houses, maybe even seasonal properties and land. Investor will put up the funds, and we will do all the work. No split was agreeded on to date. What would be a decent profit split? What are some good suggestions?

Hey i’m a Real estate agent in Myrtle Beach,SC. I work with a lot of investors. We Have pretty hot market right now. Ocean front and 2nd row properties are going up pretty quick in value. There are many possibilities. It sort of sounds like you are new to RE
investing. Hence I would focus on things that are local to you and the
investor.

Each deal will be slightly different. If you want to make a lot of money
over time make sure the investor always wins (yes, always).

A split of 50/50 is common. This is a split of the profits after all
expenses.

The first thing that happens when the deal is done is the investor gets
this initial money back

Then you deduct expenses from what is left.

Then you split the balance.

Keep really good records. Have everything documents and best if the
documents are produced by a third party (like the escrow documents
and such). You can secure the investors position with a 1st lien if there
is no bank financing.

Do what ever is need to protect the investor’s money. If you take care
of it better then he expects there will be more later to invest.

Oh, under promise and over delivery (what you expect to make and
when you will get things done). Expect problems so budget for them in
time and money. Then the investor will be positively surprised.
