I think you needed to post this at the top of the thread to get it to the person who asked the question. I am currently doing a detailed, off line “brain dump” of exactly how I do this process. It would be great if he could get other perspectives since an approach is hardly “one size fits all”. I’m not responding here on this because its several pages so far.

Buying and selling in another state is only a little different than the one you live in - mainly based on the differences in law and custom.

I use Real Estate agents in the states where I buy and spend my time verifying that they know what I need to make my deals work.

You need to spend time with realtors and investors in the states where you want to buy. If rehab is needed then you need to be sure to find someone you can trust and manage from a distance. I have rentals in Myrtle Beach and Savannah if interested.
